Your Core Contributions
This position is centered on: Operational Excellence, Stakeholder Relations and Financial Stewardship.
- Financial & Planning Oversight: You will be the primary planner and tracker for operational expenses, minimising outlay while preserving top-tier quality. This includes developing detailed annual operating budgets and long-term 10-year capital expenditure and lifecycle maintenance plans for approval and subsequent execution.
- Asset Management & Compliance: You are responsible for the continuous high standard of the asset's physical presentation, structure, and services. This includes the crucial task of meeting all legal, health, and safety obligations, such as ensuring documentation (H&S, Emergency, BCP) is current and all sites comply with safety and regulatory certifications (e.g., BWoF, Asbestos). You will manage contractor safety according to established systems and coordinate fire evacuation procedures.
- Strategic & Value-Add Initiatives: Beyond routine maintenance, you will spearhead efforts to enhance the asset's sustainability and energy performance, working towards defined organisational objectives, including green building certifications. You'll also oversee smaller redevelopment projects and refurbishments.
- Supplier & Customer Relations: Build robust, high-quality partnerships with suppliers to guarantee responsiveness and service quality for our customers. You will establish formal supply agreements to simplify management and control costs. Crucially, you will foster strong relationships with our customers (tenants), providing excellent service that can lead to expanded contractual arrangements.
What You'll Be Doing Day-to-Day:
- Address incoming facilities service requests swiftly (e.g., managing leaks or damaged equipment).
- Process and track job costs and purchase orders within the property management system.
- Conduct site inspections to approve recent work, evaluate presentation, and identify necessary improvements.
- Engage with tenants to gather feedback, discuss potential tenancy alterations, or review capital projects with the Centre Manager.
- Ensure routine contractor audits and safety actions are completed promptly.
The Ideal Candidate
Experience: A professional background in Facilities Management is essential. Prior experience in the property facilities sector is beneficial, as is experience in development, construction, or a trade background (desirable).
Skills & Attributes: You are a highly self-motivated, inquisitive individual who seeks growth and welcomes new technology. You are confident, customer-centric, and enjoy high levels of interaction. You are detail-oriented and provide thoroughly considered recommendations.
Commitment: You learn from errors, continuously review your approach for personal improvement, and convert challenges into growth opportunities.
Logistics: Must possess a full driver's license. The role is site-based and requires availability outside of standard hours for emergency call-outs.
This role offers the opportunity to be a disciplined and influential performer, driving optimal asset performance and realising maximum revenue through excellence in operations.
